I customize my marketing plan to meet the needs of every seller. To sell your home for the most amount of money in the least amount of time, a standardized marketing plan isn't sufficient. You will often find the following components in my marketing plan:
1) For Sale Sign: Should be placed prominently where prospects can see it.
2) Open House: Open houses provide a great way to generate exposure to other agents and buyers who wouldn’t otherwise see the home.The effectiveness is dependent on location, price and marketing.
3) Open House Announcements: In order to maximize the effectiveness of your open house, it will be announced in The Morning News, The News Journal & the MLS the week before. The weekend before the open house, I will strategically put directional signs out so that prospective buyers will be able to easily find your home.
4) MLS: Is a computerized network through which Realtors share information on homes for sale. The majority of sales are a result of MLS. Your home will appear under active listings, accurately described, and with multiple well-taken pictures.
5) Flyers & Feature Sheets: Are the information sheets made available to prospects. These information sheets should have a picture of your house along with the features and my contact information on the front. On the back should be a professionally drawn floor plan or plat and will be paid for by me. Color feature sheets will be available for prospective buyers inside the house and I will also maintain and stock feature sheets in the Brochure Box as needed.
6) Just Listed Mail-out: Sent to neighbors surrounding your home in order to inform them that your home has just been put up for sale. Also, buyer prospects “moving up” should be notified by direct mail.
7) Brochure Box: Is located next to the for sale sign and should be consistently stocked with flyers or feature sheets so that prospects driving by can get information about your home at their convenience.
8) Classified Ads: Printed in newspapers—offer more channels of advertising in order to maximize the exposure of your property. We use classified ads to announce the listing of your home on the market, and the date, time, and location of open houses.
9) Local Advertising: Publication list coming soon, once finalized
10) Internet: Your home will be advertised on seven websites ensuring exposure 24 hours per day, 7 days per week. Adding a virtual tour can be one more way to generate ULTIMATE EXPOSURE.

11) Target Marketing: Any form of promotion directed at specific groups of prospects most likely to purchase your home. It may include placements in special interest media or targeted mailing lists. The more expensive or unique a property, the more important this becomes. For example, if I felt your home’s marketing needed to be "kicked up a notch" I would identify a neighborhood or area that would consider your neighborhood a “move up” neighborhood. Buyers typically “move up” in increments of $50,000 to $75,000 so I would send a mailing to this group of people.
